The condominium market in Krabi is in its infancy relative to its more developed neighbors in Samui and Phuket, which is home to over 6000 units. Until recently, the only condominiums registered for foreign ownership were the mid-range projects the Mandawee in the Klong Haang section of Ao Nang, and the ATSEA Condos in Klong Muang. A more recent addition is the CLEAT, which is based at the Krabi Boat Lagoon in Talingchan, near Hat Yaou. In total these projects comprise just over 200 units.

However, the opening of the new international terminal at Krabi International Airport has attracted a growing number of direct flights. Just this month alone, Finn Air announced direct flights twice a week from Helsinki. Juenyao Air will fly three times a week from Shanghai, China and also direct flights from Seoul Korea are to be announced.

The condominium developers in Krabi are responding to these increased arrivals with several new projects. The SEA, an entry level condo project on the hill behind Ao Nang with studios starting at 1.5m baht, has opened recently.

Several new projects look to be tapping demand for higher end buyers. The Emerald Ao Nang is an ambitious project still in the planning stages, with the concept of five 5 storey buildings. The plan is for units from 29 square meters to 154 square meters and offering full facilities and a 6.5% guaranteed investment return.

At the top end of the luxury market in Krabi is the new Lai Thai Luxury Condominiums. This 80 unit project is the re-development of the award winning Lai Thai Resort- the first boutique resort in Krabi which opened in 1996. Located in central Ao Nang, The Lai Thai will be offering 40 square meter studios for 4.5 million baht, and units all the way up to 157 square meter Penthouses at 17.5 million baht. The Lai Thai is slated to open December 2015 with its hotel license, and will offer rental management services and a 7% rental guarantee.
